Some back story if you care; I managed to hunt down this doujin with a help from a friend during his trip to Japan. I believe this is supposed to be a free/bonus book (the kind that an artist will give you if you bought their doujin at comiket, hence the short amount of pages) but due to its rarity, the second hand shop that sells it (Nagomi) put the price as high as 1400 yen. Since it seems that this doujin is sold out everywhere except in that store (and its the last one there) it can't be helped. You can say this doujin costs me a fortune, both literally and figuratively. Totally worth it tho!
